    What makes moving the best choice? Here are some common reasons for wanting to relocate:

    • Shorter commute
    • Better school district or new neighborhood
    • Need more square footage
    • Need less square footage
    • Unpleasant neighbors
    • Prefer a more manageable yard
    • Your financial situation has changed

    Things to consider:

    Can you reconfigure or add on to your space? If more room is what you need, consider whether you can get it by reconfiguring the layout. Sometimes it’s not more square footage that people need, but rather a more efficient setup. If you do need more square footage, is there room on your property to build an addition?

    Would a refinance make your home more affordable? Are you paying for mortgage insurance that you no longer need? Do you have a jumbo or non-conforming loan? Do you have an adjustable-rate mortgage and would benefit from switching to a fixed rate? Refinancing may be able to help lower your payments.     Do today’s rates and market outweigh the cost of buying and selling? It’s no secret that the market is quite favorable these days. A lot of homeowners are making the right decision to sell their home. Although, moving only benefits you if you surpass the break-even point in selling vs. buying.     • Your home has some outdated features but no major structural issues
    • You want to custom design a space for your needs

    Things to consider:

    What will it cost? Before you can answer this question, you need to have a detailed plan outlined for the type of updates you want to make. Get bids from several reputable contractors to see what it will cost you, and keep in mind that renovations often involve surprise costs once the work begins, so be sure to build a cushion into your budget.

    Are the upgrades reasonable for your home and neighborhood? Be careful that the cost to make changes won’t price your home much higher than the surrounding neighborhood. Talk to a real estate agent or look on Zillow® to find out what similar homes are going for on your block. Also, be sure the changes you’re making are in keeping with the character of the home and surrounding neighborhood. An ultra-contemporary kitchen could be a big mistake in a classic Victorian home. And don’t forget to consider how much you’ll recoup financially. While it’s not all about ROI (the point is to have a space you enjoy living in, after all), try to make smart use of your investment.     Can you handle the change? A major remodel could take months, and depending on the scope, could require you and your family to relocate temporarily. Even without such a big change, you’ll have to deal with people coming in and out, dust, dirt, noise, and possibly loss of access to parts of your home until work is done. Can you manage that on a temporary basis? Think of the impact it will have on your daily routine and whether your family is ready to take on that extra stress. Although this will likely be an inconvenience, if you can manage it on a temporary basis, your home can be transformed into your dream – and increase your home’s value.

    If you have old wooden floors that are dinged up or hiding under carpet, a hardwood flooring refinish can completely revitalize your space at an affordable price. The project costs around $3,000, and not only are you likely to recoup all of your costs at resale, but it also can help cinch the deal with prospective buyers. If your old wooden floors are beyond repair or it’s just time for something new, brand new wood flooring is a good backup option with an estimated $5,500 price tag and a 91% cost recovery.

    Insulation Upgrade – 75% Cost Recovery

    Energy efficiency is all the rage these days, and for good reason. While a lot less glamorous than shiny new floors, an insulation upgrade is another worthwhile project. Not only will you recover about three-fourths of your costs when you sell (estimating a $2,100 investment), but think of the additional energy savings you’ll gain from having a better insulated home. According to the EPA, homeowners can save an average of 15% on heating and cooling costs simply by sealing their homes and adding insulation in attics, crawl spaces, and basement rim joists. It just makes sense.

    HVAC Replacement – 67% Cost Recovery

    Waiting until your furnace or AC unit completely conks out is never a good idea. If your HVAC system is struggling to keep up with Mother Nature (or if it’s more than 10 years old), it’s probably time to upgrade. The project can run you about $7,475, which is a hefty sum, so be sure to have a professional do an energy assessment on your home to determine what your needs are. As you’re weighing out which system to purchase, look for high-efficiency ENERGY STAR units, as they’ll reduce your energy consumption and can cut your annual energy bill by more than $115.

Plus, it instantly boosts your curb appeal and adds value to your home. This project is a smart one for both homeowners who are planning to stay put for a while and those who are looking to sell soon.

    New Garage Door – 87% Cost Recovery

    While probably not at the top of your to-do list, a new garage door makes for a simple — yet smart — home improvement. Think improved functionality and enhanced curb appeal and aesthetics. It will set you back about $2,300 up front, but you’ll get most of that back with an 87% cost recovery. Plus, if you’re still dealing with a manual garage door, it’s time to stop living in the past and upgrade to automatic. While you’re at it, bring your garage into the future by opting for a smart door, which allows you to open and close your door right from your phone.

    New Fiber-Cement Siding – 83% Cost Recovery

    Durable and long-lasting, fiber-cement siding can completely transform the exterior of your house. While more expensive than its cheaper counterpart, vinyl, it is fire resistant, moisture resistant, and insect- and rodent-resistant, and because it’s a thicker material, it can be texturized to resemble wood. Even with a relatively high cost recovery of 83%, installing new siding is no small undertaking; it will cost you around $18,000, according to the report. Still, if you’re flipping a house or your home is in desperate need of a new exterior, this could be a good option.

So, what are these pet owners looking for in their house hunting process? Over half (54%) are looking for proximity to walking paths while 49% need to be near an animal store. There might be a blizzard outside, but the dog must explore and eat!

The National Association of Realtors asked agents for their best advice for those selling/staging their home. Their top suggestion is to replace anything that has been damaged. Next on that list: cleaning the home to remove pet odors/scent & taking the animal out during a showing. Cats love to be cozied up at home, but you might want to take them on a field trip with you during the showing.

    We are pleased to announce that four of our Mortgage Bankers have been named Minnesota Housing Top Producing Loan Officers for the 1st half of 2018 by Minnesota Housing Finance Agency (MHFA). Please join us in congratulating the following Mortgage Bankers:

    Brandon Peterson was awarded Platinum level in the Metro Region and Silver Level for the Central Region.

    Michelle Robinson was awarded Platinum level in the Metro Region and Silver Level for the Central Region.

    Doug Kampsen was award Silver level in the Metro Region.

    Eric Otterness was awarded Gold level in the Metro Region.

    The MHFA Top Producing Loan Officer Program highlights their top lenders’ expertise in utilizing MHFA loans to best assist homebuyers in achieving their homeownership dream. MHFA works to provide access to safe and affordable housing across the state, often to first time home buyers.
